Sprinkler Spots and Live Oak Pollen Off Terrell Hills Glass
Lawn sprinklers throw a fine spray onto the lower panes, and over the warm months that overspray dries into chalky calcium spots. On top of that, the live oaks shading the larger lots drop pollen, catkins, and old leaves across late winter and spring. All of that settles onto the glass as a film. Our team at Bellows Window Cleaning takes that spotting and film off, inside and out, one pane at a time.

Residential and Commercial
Window Cleaning for Terrell Hills
Most of our work here is on homes, but we clean commercial glass to the same standard. What changes is the scheduling and the access.
Residential Window Cleaning From Estate Homes to Ranch Homes
For a home visit we clean every window inside and out, wipe the frames, sills, and ledges, and pull the screens to dust the tracks. Homes on Elizabeth Road and Canterbury Hill carry a lot of panes, so there is more glass to work through. Two add-ons come up often:
- Detailed screen and track cleaning. A deeper soap-and-water wash beyond the regular dusting. The South Texas sun bakes dust into the mesh, so a screen over a year old can look permanently gray.
- Paint, sticker, and construction-residue removal. We lift paint, stickers, silicone, and construction residue a standard cleaning will not, once you have approved it.
Commercial Window Cleaning on Your Business Schedule
We clean commercial glass for properties such as ground-level storefronts, offices and medical suites, and schools and campuses. Every job opens with a site assessment and a safety plan for pedestrians, tenants, customers, and traffic. We can work after hours, overnight, or on weekends, on a schedule from weekly to annual. We provide certificates of insurance, W-9s, MSAs, and background-check documentation on request. Here is what we handle:
- Commercial Window Cleaning. Storefront, mid-rise, and high-rise glass, with access set by the building’s height, from water-fed poles to ladders and rope-descent systems. We won’t clean damaged or compromised glass, and every building gets a site-specific safety plan and a final quality check.
- Storefront Cleaning. Recurring cleaning for tenants in shared commercial settings, from small restaurants to dental offices and retail shops. We add patio and entryway washing when a suite has its own flatwork.
- Post Construction Clean Up. Scoped on site, this clears construction dust, paint overspray, chalk marks, and stickers off the glass, then cleans it to our window standard. We also handle dirty flatwork and the rust and other stains in the agreed scope.
Window Types We Clean on Terrell Hills Homes
We clean the glass inside and out, and we handle the frames, sills, and tracks by hand on every type below. Here is how each one is cleaned.

Single-Hung and Double-Hung Windows
These are the workhorse windows on the traditional brick homes around town. We clean both sides, then dust the tracks on every visit so the sashes keep sliding the way they should.

Storm Windows
We clean storm windows as part of the job. The glass gets the same hand cleaning as the rest of your windows.

Sliders
Sliding glass and patio doors get both sides cleaned. We dust the channels they ride in on every visit so grit does not build up underfoot.

Skylights
We clean skylights too, including the ones set into the ceilings of the east-side ranch homes. The glass is cleaned by hand to the same standard as the windows on the walls.

Older, Antique, and Delicate Windows
The Tudor and Spanish-style homes on the estate streets often carry older, more delicate glass, and we clean it by hand with extra care. If a pane is cracked or chipped, we leave it alone and point it out, which we explain further down the page.
Why Choose a Crew That Started as Window Cleaners
We are not a pressure-washing outfit that added windows as an afterthought. Glass is where we started, and it shapes how we do all of it.

Window Cleaning Is Where We Started
We started as a window cleaning company, and that detail standard carries into everything we do. We use the right tool for the glass, not just a water-fed pole. Years of buildup actually comes off, so your windows never look worse than the rest of a freshly cleaned home. As members of the International Window Cleaning Association, we hold the work to that standard on every visit.

Trained and Background-Checked Technicians
Every technician on our crew is OSHA 1910 certified and completes more than 40 hours of compliance, application, and specialty training. Anyone still in training works alongside a certified lead, and every team member is background checked. You know who is on your property and that they know what they are doing.

We Photograph the Work and Keep You Posted
We photograph your property before and after, and we document anything that was already there. You stay in the loop from the on-the-way text to the final walkthrough. You see what your windows looked like going in and coming out, even on the upper floors you cannot easily check yourself.

Fully Insured and Bonded
We carry $2 million in general liability plus an umbrella policy, workers' compensation even though Texas doesn't require it, commercial auto coverage, and bonding, so the risk of the job stays with us, not with you. That matters on ladder work and around a property full of glass.

A Family Name on the Business
We're a family-owned company with more than 20 years of experience, serving San Antonio and the surrounding communities since 2005. Our family name is on this business, and we treat every home and business like our own. That is the whole reason we are careful about the small things.

Free Estimates and No Surprises
Every estimate is free, and we review the work order with you before we start so the job matches what you expected, with no surprises. You approve the scope first, then we get to work.
Schedule a Window Cleaning Visit
How We Clean Your Windows, Step by Step
Start With a Free Estimate
Send a few photos, or book a walkthrough for a larger home. We put the quote in writing. Once you approve it, we get you on the schedule with reminder texts and an on-the-way text from your crew.
Review the Work Order on Arrival
When we get there, we go over the work order with you and check the property for hazards before anyone touches a window. You confirm the scope matches what you expected.
Protect the Inside First
We start inside, on the highest floor, and work down. Shoe covers go on, drop towels go over anything sensitive, and blinds come up and furniture moves as needed. One technician opens the windows, pulls the screens, and dusts the tracks while the other cleans.
Clean the Glass by Hand
Each pane is wetted, scrubbed with a synthetic pad to lift bug residue and bonded grime, then squeegeed and detailed with microfiber. We wipe down the frames, sills, and ledges after. On the Tudor and Spanish-style homes, the painted-wood and steel casement frames get non-abrasive tools around the glazing. We dry the steel frames, corners, and hardware so nothing rusts.
Stop and Ask Before Any Added Work
If we run into paint, stickers, silicone, or construction residue that standard cleaning won't remove, we stop and document it. We ask how you'd like to proceed before doing any added work, so you decide before we add a thing.
Check In at the Halfway Point
We check in with you partway through so you can lock the house and head out if you need to. The crew keeps working while you go.
Clean the Exterior From the Top Down
Outside, we work top to bottom with extension ladders and water-fed poles where they fit. We wipe the frames and sills and clear reachable cobwebs and nests when it is safe to.
Put the Screens Back and Close Out
Upper-floor screens go back on from inside, then we close out the job with you and send the invoice.
Window Cleaning Prices in Terrell Hills and What Moves Them
Every job is quoted to its scope, and the figures below are starting floors. What moves your price is how much glass there is and how it is reached.
| Pricing | Details |
|---|---|
| $199+ | Residential window cleaning: Starting at $199+, which depends on pane count, size, inside/outside, and access. We price by the pane, and access runs from the first floor to the second floor and beyond. |
| Added to Your Quote | Detailed screen and track cleaning: priced by how many screens and tracks there are, with solar screens taking more work. It is added onto your window quote. |
| $45 per visit | Commercial window cleaning: Storefronts from $45 per visit on a monthly schedule. The price follows the access level, the glass size and condition, the safety systems, and how often we come out. A recurring schedule lowers the cost per visit. |
| $45 per visit | Storefront cleaning: Storefront window cleaning from $45 per visit on a monthly schedule, with patio and entryway washing quoted to the scope. |
| $299 minimum | Post construction clean up: $299 minimum. Most projects are quoted after a site visit. |

Maintenance Plans for Windows That Stay Clear
If you would rather not think about it, we can put your windows on a set schedule and take a little off for booking ahead. Regular visits keep the spotting and film from settling in, so each clean is easier than the last.
- Every-Six-Months Plan: 10% off when you schedule service every six months.
Our Promise to Make It Right
Back Within 48 Hours to Make It Right
If something isn't right, let us know. We'll get in touch and work to be back on site within 48 hours to make it right. This covers both our residential and commercial work.
We Leave Damaged Panes Alone
If we find a cracked, chipped, or damaged pane, we won't clean it. Dirt can hide small chips, and even normal cleaning pressure can break compromised glass, so we'll point it out and leave that pane alone.

Local From Geneseo Esplanade to Crestwood Park
Terrell Hills is a small city of tree-shaded streets and big lots, tucked inside the larger city around it but very much its own place. We volunteer at the San Antonio Food Bank and donate our work to local facilities and families, because the people here are our neighbors. When we picture the streets we clean, these are the places they run past:
- Terrell Hills City Hall, on N New Braunfels Ave
- Geneseo Esplanade
- Crestwood Park
- Eventide Park
- Auburn Park
From the big-lot homes on Canterbury Hill and Terrell Road to the one-story ranch homes near Crestwood Drive, we know the glass on these blocks.
