Year-Round Outdoor Lighting for San Antonio Homes
San Antonio’s warm season runs long, and a lot of living happens outside. Patios, backyards, and front porches get used most of the year here, not just for a few weeks in December. Lighting that only comes out at the holidays leaves the rest of that time in the dark.
We’re Bellows Window Cleaning, and alongside the exterior work we’re known for, we install permanent architectural lighting that stays on the home all year. The system we install is Chroma Glow. It mounts to the house, runs from your phone, and is ready to switch on any night of the year rather than a few weeks each winter.
Year-round lighting is worth getting right, and we’re glad to walk you through the options for your home. To see what it could look like, call us at 210-313-1555.
Lighting for Every Occasion, Not Just Christmas
Permanent lighting mounts into a track fixed to the home, so the first thing we do is confirm your home can take it. That check happens during the on-site assessment, before anything is booked.

Homes With Soffit or Fascia
The track mounts to your soffit or fascia, so a home with either has what the system needs. Most installs run along the main rooflines and across the front of the home, and we map the exact lines with you on site so the layout matches how you want the house to look. Common runs include the main roofline, the garage edge, and a prominent gable or dormer. One-story and two-story homes both take the system well. Because rooflines differ from house to house, the plan is drawn for your home rather than pulled off a shelf.
What Sets Our
Permanent Lighting Apart
Permanent lighting is only worth doing if it’s done right. Here is what stands behind ours.

It Disappears in Daylight
The lights sit inside an extruded aluminum track mounted to the soffit or fascia. In daylight that reads as a clean trim line along the roof, not a row of bulbs or a run of wire stapled to the house. That hidden channel is why the lighting can stay up all year and still look like part of the roofline.

A 48-Volt System That Needs Less Hardware
The system runs at 48 volts, so a run carries further than it would on lower-voltage systems. One controller covers up to 1,500 feet, and a single 600-watt power supply covers up to 300 feet. The result is fewer controllers, fewer extensions, no signal boosters, and less wiring tucked into your soffit. For your house, that means a tidier install with fewer components to find a home for.

True Color and Real Whites
Each light is RGBW: three color LEDs plus three dedicated warm-white and pure-white LEDs. That means the system produces true color and genuine whites, not a white blended out of colored diodes. Warm white reads as real warm white, not a tinted version of it.

A Crew That's Trained, Certified, and Insured for Work at Height
Installing permanent lighting is ladder-and-lift work along your roofline, so who's on it matters. Our technicians are OSHA 1910 certified, background checked, certified in holiday lighting, and put in more than 40 hours of compliance, application, and specialty training. We carry $2 million in general liability plus an umbrella policy, workers' compensation, commercial auto, and bonding. Texas doesn't require workers' comp for a business like ours. We carry it anyway.
Lighting for Every Occasion
Not Just Christmas
We install Chroma Glow, a permanent architectural lighting system, into a concealed track rather than stapling it to your soffit. We select the track profile on site so the system stays as discreet as possible during the day, then hand you app control over colors, patterns, and schedules year-round. It isn’t only a Christmas product. The same system covers your everyday accent lighting and every other occasion you’d want to mark, which is the point of installing once instead of every December.
From your phone, the same lights change with the calendar:
- Warm white on an ordinary night
- Red and green in December
- Orange for Halloween
- Your team’s colors on game day
A temporary system can’t do that. Our seasonal Christmas light installation is the right call when you want the holidays done properly, and it does mean in-season maintenance visits, a January takedown, and storage the rest of the year. A permanent system asks for none of that.

How Our Permanent Lighting Install Works
Assessment and installation happen on separate visits, so you know the plan and the cost before any hardware goes up.
The Free On-Site Assessment
Call us or request an estimate online, and we set up a visit. On site we measure the linear footage, confirm which areas you want lit, and determine which track profile the home needs. We also plan where the controller and power source go, whether that's an interior or exterior controller, or a garage location when there's no suitable outdoor outlet. A free written estimate follows.
Your Quote, Deposit, and Scheduling
Your estimate comes over with automated text and email follow-up, so nothing goes quiet while you decide. A deposit of 50% to 60% is collected up front, which lets us order the track and lighting and cut it to your home's measured footage. Once you approve, we book the job, send reminders as the date gets close, and message you when we're on the way.
Installation Day
The track and lighting are screwed, clipped, or securely mounted to your soffit or fascia. We keep the system powered through the install so we can verify each section as we go, and we set the controller at the location planned during the assessment. The work uses Chroma Glow track systems in multiple profiles, interior and exterior controllers, mounting hardware, and lifts where access requires them.
App Setup and Your Walkthrough
Once the system is up, we help you download the app and connect it, then show you how to run it from your phone, from picking colors and patterns to putting the lights on a schedule. By the end you can control the whole system yourself from the ground.
Final Check and Invoice
We walk the finished install with you and confirm you're happy with every run before anything is billed. The invoice follows once you're satisfied, and if something isn't right afterward, we don't treat the job as done until it is.
Permanent Lighting Pricing in San Antonio
Permanent lighting is priced by the linear foot, so the number follows the size of the job rather than a flat package. Most San Antonio homes land inside a set range that depends on how much of the house you want lit and what the install involves.
- $30 to $45 per linear foot. The price is set by the measured footage you want covered. Where it falls in that range comes down to the footage itself, the access and working height, the track profile your home needs, and the controller and power setup. The per-foot rate reflects the full installed system, from the track to the lights to the labor to fit them. Larger homes and longer rooflines sit toward the upper end, and simpler single-story runs toward the lower end. No two rooflines are identical, so the exact number comes from the on-site measurement rather than a flat rate over the phone. The written estimate breaks the figure down for your home, so you see exactly what drives the number.
- 10% off when you bundle two or more services. If you book permanent lighting alongside another service, the standard multi-service discount applies. Ask about it when you get your estimate.
The Promise Behind Every Install
If Something Isn't Right, We Come Back
This applies to every job we do. If something isn’t right, we’ll make contact and get back out to you within 48 hours to put it right.
What the Install Covers, and What It Doesn't
We stand behind the work itself. If something goes wrong with the install, we fix it. If an animal chews through a run or weather takes a section out, that’s outside the installation itself and replacement materials may be chargeable.
What Our Customers Say
Permanent Lighting FAQs
Is permanent lighting only for Christmas?
No. It runs year-round, and you change the colors and patterns from your phone for any occasion, from a warm-white evening to holiday colors to your team’s colors on game day.
Do the lights have to come down or be stored each year?
No. A permanent system stays up all year, with no takedown, no off-season storage, and no in-season maintenance visits.
Will it work on my home?
If your home has soffit or fascia, it has what the system needs, and one-story and two-story homes both work well. We confirm the fit during the free on-site assessment before anything is booked.
